If your Kansas City neighborhood has an HOA, plan on needing approval before you change your exterior colors, and some HOAs want it even for a same-color repaint. You submit an application to the architectural review committee with the paint brand, color names and numbers, and where each color goes. Wait for written approval before any paint goes on.

That last part is where people get into trouble. Picking the colors is the fun half. Getting them approved is paperwork, and it’s easy to underestimate. Here’s how to get through it without losing a month of good painting weather.

Do you need HOA approval to paint your house?

If you live in a neighborhood with an HOA, assume yes until your documents say otherwise. Exterior color is one of the most common things covenants control, because one house in the wrong shade changes how the whole street looks.

The rules vary more than people expect. Some associations publish an approved palette and let you pick from it with a simple form. Others review every exterior repaint, even when you’re matching what’s already there. A few only care about body color and leave doors and shutters up to you.

Find the architectural guidelines (sometimes called design standards) on your HOA’s website or ask the management company for a copy. Read the section on exterior changes before you fall in love with a color.

What goes in an HOA paint application?

A complete application gets approved faster. A vague one comes back with questions, and every round trip adds days. Most committees want to see:

  1. The application form. Your HOA’s own version, signed.
  2. The paint brand and exact colors. Color name and number for the body, trim, shutters, front door, and garage door. “Light gray” is not a color.
  3. Samples. Some committees ask for physical color chips taped to a sheet. Others accept photos or links.
  4. A photo of your home. Mark which color goes where. If you’re changing the scheme, a simple before-and-after mockup helps.

If your HOA has its own checklist, follow it exactly. Committee members are usually volunteers, and the easy application is the one that gets a quick yes.

How long does HOA color approval take?

It can be a few days or more than a month. A lot depends on when the committee meets and whether your covenants give them a set response window.

Build that into your timeline. The exterior season here runs roughly March into December, so there’s usually more room than people think. Still, the best move is to submit before you book a painting date. Getting approval in hand first means the crew isn’t sitting on the calendar waiting for a board to meet. More on timing in how late in the year you can paint an exterior in Kansas City.

How do you pick colors your HOA will approve?

Start with the approved palette if one exists. It’s the fastest path to a yes, and most palettes have more range than they seem to at first glance.

Then walk your street. Many HOAs don’t want two neighboring homes in the same color, so note what the houses on either side of you and across the street look like.

Test before you commit. A 2-inch chip under store lighting tells you almost nothing. Put larger samples on the actual siding, on a sunny wall and a shaded one, and look at them in the morning and again in the evening. Colors shift a lot between the two.

Consider the parts that don’t change. Your roof, stone, and brick are staying, so the new colors have to work with them.

What happens if you paint without approval?

Nothing good. Usually it starts with a violation notice. If the color isn’t one the committee would have approved, fines can follow, and depending on your covenants you may be required to repaint at your own expense.

That’s the expensive version of this project: paying for the same exterior twice, once in the wrong color.

Quick answers

Do I need HOA approval to repaint my house the same color?

It depends on your covenants. Some HOAs only review color changes, while others want an application for any exterior repaint, even an exact match. Read the architectural guidelines or email the management company before you schedule the work. A two-line email is cheaper than a violation notice.

What happens if you paint your house without HOA approval?

Usually a violation notice first. If the color isn't something the committee would have approved, the HOA can levy fines and, depending on the covenants, require you to repaint at your own cost. That means paying for the same job twice.

How long does HOA paint approval take?

Anywhere from a few days to over a month. Many architectural review committees meet on a set schedule, and your covenants may give them a fixed window to respond. Submit your application before you book a painting date, not after.

What should I include in an HOA paint application?

The HOA's application form, the paint brand, the color name and number for every surface (body, trim, shutters, front door, garage door), physical color samples if they ask for them, and a photo of your home showing where each color goes.
